BRC reviews and validates the reasonableness of BPOs (Broker Price Opinions) used in the real property valuation process and adjusts as needed based on research of existing market conditions, trends, and other factors that could impact values.
BRC utilizes public and commercial data sources, aerial imagery and the extensive experience and expertise of its principals and support staff to ensure the most reliable and current resources are brought to bear.
BRC provides pool-level statistical analyses and executive summaries of portfolios reviewed, actual LTVs, (where applicable), asset distributions by type and location, and highlights areas of greater risk and greater opportunities.
BRC will provide tough but fair representation on behalf of clients in the tie-out process of pool acquisition or sale.
SERVICING REVIEWS
BRC will periodically review assets under service using the same care, resources and techniques used in pool reviews to ensure that asset valuations for accounting purposes are reasonable and supported.
BRC will review real property assets pending foreclosure sales and for which short sales offers have been received to ensure that servicers and investors achieve optimal returns based on prevailing local market conditions.
If desired, BlueRiver Capital can assist clients in constructing the organizational framework and establish the internal processes for portfolio reviews.
BRC will help to establish schedules for asset value reviews; establish parameters for identifying higher risk assets requiring more frequent or more in-depth reviews and can provide staff training in the review process.
